The open-plan kitchen-dining extension has become the defining home improvement of the last decade in Hampshire. Why Open-Plan Works So Well for Hampshire Homes

Hampshire has a high proportion of 1930s–1980s housing stock — inter-war semis, 1960s detached, 1970s terraces — built with compartmentalised layouts that made sense when they were designed but feel cramped by modern living standards. The kitchen is typically a small galley at the rear. The dining room is separate. The garden, often south or west-facing, is hidden behind walls. A well-designed rear extension removes the rear wall, combines these spaces, and connects the house to the garden.

The result: a space that functions as kitchen, dining room and family room simultaneously, with direct access to the garden through bifold or sliding doors.

Planning an Open-Plan Kitchen Extension in Hampshire

Before thinking about tiles and worktops, you need to establish three things:

  1. Planning position: Does your extension need planning permission, or can it be built under Permitted Development Rights? Single-storey rear extensions up to 4m deep (detached) or 3m deep (semi/terrace) typically qualify under PD. Larger extensions and those in conservation areas need full planning permission.
  2. Structural implications: Opening up the rear of the house typically requires removing internal walls to create the open plan. This means structural engineer-designed RSJ steel beams — a cost that's separate from the extension shell but essential to the design.
  3. Budget: A single-storey rear extension in Hampshire capable of a decent open-plan kitchen costs £1,750–£2,600 per m² in construction (excluding the kitchen itself, which is a separate budget). A typical 20–30m² extension runs £35,000–£80,000 in build cost.

Design Principles for Hampshire Kitchen Extensions

Natural light: The biggest concern with rear extensions is light to the existing house. Adding a glazed roof section (a glass roof lantern or a run of roof lights) floods the junction between old and new with natural light and prevents the "cave" effect that poorly designed extensions create. Roof lanterns are planning-free under PD; large areas of flat glazing may require planning consideration.

The kitchen triangle revised: Open-plan kitchens work best when the kitchen itself is positioned so that the working area (hob, sink, prep space) is logically separated from the dining and living zones. The cook should face into the room — not into a wall — so they're part of the family activity rather than isolated from it.

Garden connection: Bifold doors are popular but sliding doors often perform better in smaller extensions — they require no floor space when open and provide a cleaner visual line. Both require planning consideration if the openings are on an elevation visible from the road in a conservation area.

Structural integration: The point where the old house meets the new extension is architecturally critical. A simple step in the ceiling, a change in floor level, or a carefully positioned RSJ can define the transition without creating an awkward junction.
