Southampton has a large proportion of Victorian and Edwardian terraced houses, particularly in Shirley, Bitterne, Portswood and Bassett. Single-storey rear extensions creating open-plan kitchen-diners are the most popular project. Side-return extensions (using the narrow passage down the side of Victorian terraces) are also common where plot layouts allow. Many Southampton homeowners choose bifold or sliding doors onto the garden to maximise the indoor-outdoor connection.
Many single-storey rear kitchen extensions in Southampton qualify under Permitted Development Rights — up to 4m deep on detached houses or 3m on semi-detached and terraced without planning permission. Southampton has Article 4 Directions in some neighbourhoods that remove PD rights, and the city has conservation areas where planning permission is always required. We check your PD status and Article 4 coverage during every complimentary consultation.
Our fixed design fees are £1,950 + VAT for planning drawings and up to £4,950 + VAT for the full Premium Plus service. Build costs in Southampton — paid to your contractor — typically run £1,750–£2,600 per m² for a mid-spec kitchen extension. Structural costs for removing internal walls (common in Victorian terraces) add to build cost but are usually well worth the open-plan result.
Planning permission typically takes 8–10 weeks from valid application submission. Building regulations approval runs alongside this. We produce drawings in 3–4 weeks from survey. Allow 12–16 weeks total from appointing us to having all approvals in hand, before your contractor starts on site.
Yes — this is one of our most common Southampton project types. Victorian terraces present specific challenges: narrow plots, close neighbours, original brick to match, and sometimes shared party walls. We have extensive experience designing rear kitchen extensions to Southampton's Victorian terraced stock that achieve the open-plan result homeowners want while passing Southampton City Council's planning requirements.
