What Are Building Regulations Drawings?
Building regulations drawings — also called technical drawings or construction drawings — are detailed plans that show how your extension will be built, not just what it will look like. Where planning drawings satisfy the planning authority, building regulations drawings satisfy the building inspector.
They cover the structural details — steel beams, lintels, foundation depths and load-bearing wall information — along with construction section details showing exactly how walls, floors and roofs are to be built. Your builder cannot price or build accurately without them.
Unlike planning drawings, building regulations drawings are also used by your builder to price the job accurately. A properly detailed set of technical drawings means your quotes will be like-for-like and there are fewer surprises during construction.

Construction Cross-Sections
Detailed sections cut through walls, floors and roofs showing how the extension will be built — materials, build-up layers and key dimensions. These are the drawings your builder works to during construction and your building inspector reviews at each stage.
Structural Details
Beam positions, lintel and padstone specifications, and load-bearing wall information drawn to building control standard. Where structural calculations are required, these are prepared and included.
Block Plan & Location Plan
OS-based site plans showing the footprint of the proposed works in context — required as part of your Building Notice submission to the local authority.

Building Notice Applications — What You Need to Know
Most domestic extensions in Hampshire are submitted via the Building Notice route — a quicker alternative to a Full Plans application. Rather than submitting detailed drawings for formal approval upfront, you notify building control of your intention to build and your inspector visits at key stages during construction to sign off the work as it progresses.
Our drawing packages are prepared with this route in mind. Your builder gets everything they need to set out and price the job accurately. Your building inspector gets the plans and structural details they need at each site visit. One fixed fee, no surprises.

Yes — almost all extensions require building regulations approval regardless of size. Even a small single-storey rear extension needs structural calculations, insulation details and drainage plans to satisfy building control. The only typical exception is a very small detached outbuilding under 15m² with no sleeping accommodation.

Building regulations drawings (included in our Pre-Build Package at £1,950+VAT) show how it will be built — structural details, insulation, drainage, ventilation. You typically need both sets for any extension.
Your builder can start work immediately by serving a Building Notice (which doesn't require pre-approval). Alternatively, a Full Plans application takes around 5 weeks for the local authority to approve. We advise on the best route for your project.
Yes — our Pre-Build Package includes coordination with a structural engineer for beam sizing and foundation calculations. These calculations form part of your building regulations drawing package, so you don't need to source an engineer separately.
